INVESTMENT SALES
- During the last 12 months, UPL has been responsible for the sell down of the Dairy
Industry Superannuation Scheme Trustees Ltd, Property Portfolio which comprised 2 Office Buildings in Wellington and
four properties in Auckland, three of which were sold with vacant possession. The combined portfolio sold for over
$23 million with a valuation value of $20.8m.
- Since returning from the UK Grant Unsworth has sold over $65m of property with market valuations of $60.8m

ACQUISITIONS
- UPL has been involved in the early stages of initial due diligence for a property portfolio with a total
value of $120m. All details at this stage are confidential.
PROPERTY ADVISORY WORK
- An investment portfolio review of the Guardian Property Fund was undertaken in November 2001 for Guardian Trust
assessing property portfolio structural issues and individual performance prospects of each of the 12 properties.
- UPL has provided a private client with a detailed evaluation of a retail property in the Auckland High street with a
recommendation of refurbishing the building. This process has involved the negotiations with an existing retailer,
initial concept design work, valuation and appraisal work. The project is still in progress.
